Position Overview:
The Development Associate is responsible for contributing to the management and success of high rise and low rise projects throughout their life cycle by providing file coordination including financial and other support on development projects and in accordance with Marlin Spring Development’s vision and business strategy while also providing oversight and integration of project activities performed by various functional areas (including land development, sales and marketing, construction, accounting, and property management).

Key Responsibilities:

  •  Assists with acquisitions, including initial site identification and analysis, assist with preparation of concept plans, market research and analysis, preparation of pro forma financials, and subsequent due diligence.
  • Researches, summarizes and tracks specific political, regulatory, and market trends to keep the business informed of potential changes within the development industry
  • Reviews, tracks and provides updates on overall project budgets and schedules, including initial pro forma financial models, on-going estimated cost-to-complete budgets and cash flow forecasts (including variance analysis), partner reporting packages, etc.
  • Prepares financial and non-financial reports and presentations.
  • Reviews and summarizes various technical documents—planning, engineering, legal, financial, etc.—to evaluate concerns and opportunities and assists in their preparation and revision.
  • Assists with the coordination of all aspects of development applications—Official Plan Amendments, Plan of Subdivisions, Zoning By-law Amendments, Site Plan, building permits, Committee of Adjustment and Condominiums applications, etc.—including initial due diligence, preparation of initial submissions, revisions to comments, finalizing any relevant agreements, clearing conditions, and registering plans.
  • Effectively liaises with consultants, municipal staff, and other external actors/stakeholders to obtain information as well as to meet or exceed schedule expectations for development applications.
  • Liaises with various internal departments and divisions to ensure financial and non-financial inputs and assumptions are current and accurate.
  • Succinctly and accurately prepares agenda and minutes for internal and external meetings to track project progress as well and on-going responsibilities and deadlines.
  • Assists with property management as required.
  • Assists with general administration as required.
  • Other duties within the scope, spirit and purpose of the job, as requested by management.

Technical Competencies:
Education: A university degree in a related field is required: planning, engineering, architecture, or business/finance with real estate emphasis.
Experience: 1 to 2 years of relevant work experience within the residential real estate development industry, including co-op and/or other internships.

Specialized Skills, Knowledge and Abilities:

  • A high level of skill working within Microsoft Office, including Excel modeling experience
  • Demonstrated ability or aptitude in financial and other quantitative analysis, particularly financial modeling
  • Demonstrated ability or aptitude analyzing site, building, and suite plans as well as other technical drawings (AutoCAD experience is a plus)
  • Demonstrated ability or aptitude analyzing complex contracts and other legal and regulatory documents, such as official plans and zoning bylaws
  • Business and financial acumen
