In our low-rise developments, purchasers can choose from an array of premium finishes. For our high-rise communities, purchasers can select from standard or upgraded packages curated by our Interior Design team. Whether online or in-person, our knowledgeable Décor Consultants are ready to assist you in exploring a range of upgrades that can enhance the value, durability, and personal touch of your new home.

Customer Experience

We believe that communication is essential for building relationships with our valued homeowners. Our Customer Experience Program is designed to make the entire process easier for you and your family. Every homeowner has a dedicated Customer Experience Specialist to help guide you through your homeowner journey and provide you with important key milestones throughout the building process. It gives our homeowners peace of mind knowing they have a dedicated Specialist to assist them with any enquiries. Our Customer Experience team goes above and beyond to make the home buying journey a memorable one.

Contact your Customer Experience Specialist for the following:

  • Construction updates
  • Occupancy/closing and Registration enquiries
  • How to prepare for your occupancy/closing
  • Questions about your agreement of purchase and sale
  • Property Tax reimbursements
  • Assignment requests
  • To update your contact information, this will also ensure that you are kept apprised of any important updates for your new home

Building for you Information session

These sessions are held before move-in and gives you an opportunity to better understand the building process. You will meet our team of experts from various departments, namely; Sales, Décor, Construction, Customer Experience and Customer Care. The Building for you info session is a wonderful opportunity for you to get a better understanding of what to expect throughout your homeowner journey and also meet your neighbours.

Low-rise Frame Walk

We can appreciate how exciting it is to see your home while it’s being built. We offer a pre-scheduled and supervised visit to the construction site. This is a wonderful opportunity for a homeowner to walk through their home with one of the Construction Supers responsible for building their home and answer any questions they have on learn more about the building process. The appointments take place once the electrical and mechanicals are installed prior to the drywall going up. Your health and safety are of the utmost important to us. The community is considered an active construction site; you are required to wear a hard hat and safety boots that Marlin Spring Developments will provide. No one under the age of 16 will be permitted on site.

Customer care

Customer Care

We have a dedicated Customer Care team that is available to address any concerns you have from the day you take possession of your home and throughout your warranty period. Having an in-house team means they are familiar with your home’s floor plan and design selections. They offer homeowners a personalized approach and are responsible to ensure solutions to any warranty deficiencies. The Customer Care team is the main point of contact once you receive your keys.

Pre-delivery Inspection (PDI)

This is an opportunity for you to view your home just prior to receiving the keys. The pre-scheduled appointment take place approximately 1 week prior to your date of possession. The main purpose is to document the condition of your home prior to taking possession of it. It is also an opportunity to acquaint our homeowners with their new home and review home maintenance procedures so you can protect your investment. We encourage you to attend this appointment to complete the PDI form which is a formal record of the home’s condition before a homeowner takes possession. It will be used as a reference for future warranty service requests. Homeowner’s who are unable to attend can complete a designate form and have someone attend on their behalf.

Occupancy Date

What an exciting day! This is when you would receive the keys to your new Marlin Spring Developments Home. Keys are typically received in the afternoon, it is dependent on when we receive all the required information to complete the transaction. We recommend that you schedule your movers for the following day as nothing can be left in your home until the successful completion of the transaction due to liability reasons. A Marlin Spring Developments Representative will contact you when the keys can be released.

Your New Home Warranty

As a new homeowner, you have certain rights, responsibilities and obligations under the new home warranty.

Tarion is a not-for-profit consumer protection organization established by the Ontario government to administer the province’s new home warranty program. For over 40 years, Tarion has served new home buyers and new home owners by ensuring that one of their life’s biggest investments is protected.

Homeowner’s have 3 opportunities to submit warranty request forms, namely;
1. At your 30-Day anniversary
2. At your Year-end anniversary
3. At your 2nd Year-end anniversary

Though Tarion allows builders 120 days to complete any warranted deficiencies. Marlin Spring Developments strives to complete any warranty repairs within 60 days.

We recommend that all warranty service requests be submitted using one of Tarion’s official forms prior to the anniversary date at www.tarion.com
